Condo Rules
 

Pets

Pursuant to the Master Deed, Article IX, Section 2, the weight limit for dogs in any unit is thirty (30) pounds. There shall be no more than two pets per residence.

Residents are responsible for cleaning up after pets – no feces shall be left on the premises or thrown on adjoining property.

Smoking

Smoking is not allowed in the common areas of the buildings, activity room and mail room.

Trash

Bag all trash for the Trash Chute. No boxes are allowed in trash chute due to clogging the compactor. Recycling is encouraged.  Recycling containers are on the West side of the Buckingham Building next to the Trash Room Gate. We have containers for glass (clear, green & brown), plastic, aluminum cans, steel cans, newspaper and magazines. Containers are labeled on the covers. Pickup is on Tuesdays and Fridays.

Please note that we do not have recycling for cardboard yet. Cardboard can be taken to the container between DSS and DHEC on Bull Street.

DO NOT LEAVE ANY TRASH OR BOXES IN THE TRASH CHUTE ROOMS. 

DO NOT LEAVE TRASH OR BOXES OUTSIDE THE TRASH GATES OUTSIDE BUILDING "A" OR "B".

Recycling

 

The city is working to have containers on Wayne Street next to Memorial Park.  Hopefully this will be available in February or March 2008.


Move In/Move Out

Move in and move out times can be arranged with Phillips Property Management to ensure the gate in the Arrington Building can be opened and elevators in Arrington and Buckingham buildings can be accessed to accommodate moving trucks/employees.

Elevator pads should be placed on walls of elevator to prevent scarring of walls. Phillips Property Management can secure the pads upon notification.

Pool

The Pool area will be opened from 7:00 am to 10:00 pm. The gate will be locked from 10:00 pm to 7:00 am. No glass is allowed in pool area.

Failure to follow rules will result in one warning and subsequent actions including loss of pool privileges.

Activity Room

The Activity Room will be opened from 8:00 am to 11:00 pm unless prior arrangements are made with Phillips Property Management.

Activity Rooms shall be left in clean, orderly fashion. All trash should be disposed of prior to leaving premises. Failure to do so will result in a $75.00 fine assessed by Phillips Property Management for janitorial services.

Requests for use of Activity Room for private party are limited to resident homeowners only and should be made to Phillips Property Management. There will be a $150.00 deposit, refundable if Activity Room is left in a clean, orderly fashion. Those making requests for reserving Activity Room for private party will be required to sign a statement waiving the liability of the Renaissance Plaza and/or Homeowner Association for any injury and/or incident occurring from the use of alcohol.

Failure to follow rules will result in one warning and subsequent actions, including loss of activity room privileges.

Parking

Each unit has been assigned specified parking spots and all residents are to adhere to utilizing assigned spaces. Guests should be encouraged to park on street and use pedestrian gates.

Arrangements have been made with Capital Towing for removal of improperly parked automobiles. Telephone 803-786-9994 for service. The vehicle owner will be responsible for all associated costs and charges for being towed.

Packages

The Renaissance Plaza Homeowners Association has a box reserved at the UPS Store for receiving Fed Ex, UPS and DHL packages. Please have packages addressed to 701 Gervais Street, Box 008, Columbia, SC 29201. Each resident must register with the UPS store, providing name, unit number and contact telephone number to be able to receive packages.

Antennas

Pursuant to the Master Deed, Article IX, Section 6, no exterior television or radio antennas shall be placed on any improvements without prior written approval of the Board. All satellite antennas must be located within the owner’s area and properly concealed so it shall not be exposed to view.

Gas Grills

Due to the danger of open flames, charcoal and gas grills are not allowed on balconies.

Enhancements/Changes to Outside Façade

Pursuant to the Master Deed, Article VII, Section 1, no change, modifications or alteration of any nature whatsoever of the design and appearance of any of the exterior surfaces, balconies, or facades shall be permitted unless and until the plans and specifications showing the nature, kind, shape, height, materials, color and location of the same shall have been submitted to and approved in writing by the Board of the Association. This provision includes signs, drawings, advertisement or similar material that is visible from the exterior of the Apartment Unit.

Owners Responsibility

Pursuant to the Master Deed, Article I, Section 5, the Bylaws are applicable to the Horizontal Property Regime, Common Area and Facilities, Limited Common Area and Facilities and the Association and are binding on all Apartment Unit Co-Owners, their families, invitees, visitors, tenants and guests and any other person occupying an Apartment Unit. Each and every person who accepts a deed to, lease of, or who occupies any Apartment Unit thereby consents to be bound by the provisions of these Bylaws. Owners leasing units are responsible for communicating with tenants the Rules of the Renaissance Plaza Homeowners Association. If infractions, damages or additional cleanup is required, the owner will be responsible for all costs related to the incident.
